What does “low open violations” mean on Openigloo?

It’s based on NYC open-record violation data, filtered to buildings that have relatively fewer open violations. The idea is to reduce the number of buildings you need to screen manually.

Where does the “5 Av/59 St station” location filter come from?

It scopes the building search to those located near the 5 Av/59 St station area, so results are relevant to your commute and day-to-day routing.

Is the violation data a real-time guarantee of building conditions?

No. Open-record data can lag real-world conditions. Even with a low open-violations filter, you should ask the building directly about current conditions (repairs, pest-control, and inspections) before committing.

How should I use reviews and tenant Q&A with the violation filter?

Use them to add context: whether maintenance issues were resolved, how fast management responds, and whether tenants report problems that align with (or contradict) what the records show.

Should I apply if a building shows low open violations but I see issues during a tour?

Treat it as a prompt to investigate, not a stop signal. If you notice concerns on-site, ask for timelines and written follow-ups, and consider whether those issues could become recurring.

What fees or lease terms should I still confirm regardless of violations?

Confirm the full monthly cost (not just any maintenance-related improvements), plus required deposits, any move-in fees, utilities, and any lease clauses tied to repairs, access, or renewals.
