What does the “best-heat” filter mean on Openigloo?

It narrows to buildings that show stronger heat performance signals in our data, based on what can be verified from building-level information and tenant-reported context. Still, heat can vary by unit, so confirm the details with the building.

Are these buildings specifically near the B train in Ditmas Park?

Yes. The page uses the b-train filter together with best-heat so you’re only looking at eligible buildings in the Ditmas Park scope that match the B train constraint.

Does a “high heat” signal guarantee the heat will be fine in my specific apartment?

No. Building-wide signals help you narrow down, but radiator/thermostat performance, unit orientation, and maintenance response still affect day-to-day comfort. Ask about past issues and how requests are handled during cold months.

What should I ask about heat before signing a lease?

Ask how heating is controlled, how quickly the building responds to complaints, whether there are any heat-related restrictions, and what documentation or procedures you should use if the unit runs cold.

Will I see the same heat experience across every unit in the same building?

Not necessarily. Heat performance can differ by floor and exposure. Use Openigloo’s rating context plus any renter Q&A to spot patterns, then verify specifics for the exact unit you’re considering.

Is this page an affordability program or subsidized housing?

No. This page is about building characteristics (b-train + best-heat). It is not income-restricted, not subsidized, not NYCHA, not HPD, and not Section 8, and it is not a housing-lottery or affordable-housing program.

What to check before choosing a building highly rated for heat near the B train in Ditmas Park

Use the b-train + best-heat pair to focus on heat-related signals and location near the B line, without losing sight of lease details.
Before applying, ask the building to confirm how heating is handled in your unit (including how/when heat is turned on) and what to do if it’s not sufficient.
If utilities are included or partially included, verify the full monthly cost by checking the breakdown (not just the rent).
Look at the building’s rating and read what rated buildings say about heating reliability across seasons.
Check pet, parking, and laundry policies in the listing and in the lease addenda, since “best-heat” does not cover those terms.
