What does “low-open-violations” mean on Openigloo?

It’s a filter based on public open-record violation indicators. Buildings with lower open violation rates are grouped so you can compare options, then you should confirm the current status with management.

How does the SIM35 bus filter work for “near the SIM35 bus” buildings?

Openigloo scopes results to buildings in Brooklyn that fall within the SIM35 bus search area used by this page, so you can prioritize commute proximity when comparing buildings.

Are violation signals the same as a building’s current condition?

No. Open-data can lag behind real-world fixes, and not every issue shows up the same way in public records. Use the filter to shortlist, then ask management directly about what has been corrected and what’s ongoing.

How should I use reviews and tenant questions alongside violation data?

Use reviews and tenant questions for day-to-day context (responsiveness, maintenance follow-through, communication). Pair that with the open-violation filter to prioritize buildings, then verify details for the specific unit.

What fees should I expect beyond the advertised rent?

Requirements vary by building, but commonly include security deposit and move-in/admin costs. Also ask about utilities responsibility, any pet-related costs if applicable, and whether there’s a broker or application fee.

Is there anything I should confirm before applying or signing?

Yes: confirm the current vacancy for your target move-in date, the exact lease start and term, any move-in rules (elevator reservation, packaging/loading), and what management says about the status of any open items referenced by the filter.

Which neighborhoods are trending in Brooklyn right now?

Bushwick with 12,589+ buildings; Stuyvesant Heights with 7,834+ buildings; Park Slope with 7,025+ buildings; Flatbush with 5,564+ buildings; Downtown Brooklyn with 3,920+ buildings.
