What does “low open violations” mean on Openigloo?

It refers to fewer open violations based on NYC open records as compiled in Openigloo’s building signals. Use it to compare buildings, then verify current conditions with the building directly.

How does the “C train” filter work here?

It targets buildings near the C train within Central Harlem so your commute and neighborhood fit are closer to what you want. Always confirm the exact walking time at the times you’d typically travel.

Do low open violation rates guarantee there won’t be maintenance problems?

No. Low open violations is a helpful filter signal, not a guarantee. Ask about ongoing repairs, recent inspections, and how maintenance requests are tracked and completed.

Where do the violation signals come from, and can they lag real-world conditions?

The underlying indicators come from NYC open records. Records may lag behind what’s happening day-to-day, so it’s still important to confirm the current status with the building.

What should I ask the building before signing a lease on one of these buildings?

Ask what maintenance issues are currently active, whether any recent repairs are in progress, and what documentation you can review for corrections. Also confirm heat/hot water, pest-control approach, and how quickly work orders are handled.

What to check before choosing a building with low open violation rates near the C train in Central Harlem

Filter intent: “c-train” narrows by proximity, and “low-open-violations” focuses on fewer open violations from city records as tracked by Openigloo.
Check the basics beyond the score: confirm the lease start date, rent amount, renewal terms, and whether any concessions depend on documentation or move-in timing.
Ask about the specifics behind any past issues: request what was addressed, when it was corrected, and whether there are any active work orders or timelines.
Plan for the full monthly move-in cost (not just rent): ask about security deposit, any broker fee, and utilities included vs. separate.
If you’re sensitive to building systems, request details on heat, hot water, pest-control protocols, and how maintenance requests are handled.
