What does “most-responsive-owners” mean on Openigloo?

It’s a filter built from renter-reported owner/management responsiveness signals on Openigloo. Click into a building to see the context behind the score, not just the number.

How does the m5-bus filter affect what I’ll see?

It’s scoped to buildings that are positioned for access to the M5 bus route. You should still verify the walking time and the route where you would enter your building.

Is owner responsiveness the same as maintenance quality?

No. Responsiveness can help you judge communication and follow-through, but you should still ask how maintenance requests are handled and request past timelines for comparable issues.

Are these buildings currently available to tour or rent?

This page focuses on the filter scope and building quality signals. To confirm current availability, open individual buildings and check for any posted apartments and scheduling details.

What should I ask during a tour if I’m targeting responsive management?

Ask about the process for submitting repairs, expected response windows, and what happens when requests are urgent. Also ask how they communicate updates so you’re not chasing the status.

Which neighborhoods are trending in this scope right now?

East Village with 11,857+ buildings; Hell's Kitchen with 6,943+ buildings; Yorkville with 9,328+ buildings; Lenox Hill with 8,357+ buildings; Kips Bay with 4,472+ buildings.

How should I use ratings when deciding on a lease?

Use the rating as a starting point, then read the tenant Q&A and examples to see whether the responsiveness you want matches your situation (repairs, move-in steps, communications, and timelines).

What to check before choosing a building highly rated for owner responsiveness near the M5 bus in Hudson Heights

Start with the “most responsive owners” filter, then open each building to read the specific owner/management communication examples behind the rating.
Confirm practical details in writing: response time for repairs, package/letter procedures, and how requests are tracked (email, portal, or phone).
When a building is “near the M5 bus,” still verify the exact walking route and crossing conditions at the times you commute.
Compare lease terms and fees before you apply: rent due dates, deposit amount, renewal terms, and any one-time move-in charges.
If you have pets or plan to bring one, treat it as a separate confirmation with the building. Pet policies can vary even within the same responsiveness tier.
