What does the “best-heat” filter mean on Openigloo?

It’s a building filter based on heat-related signals from Openigloo’s data (including renter-reported experiences in the rated buildings set). It’s meant to help you start with buildings that tend to perform better on heat, but you should still verify details for the specific unit.

How does the “R train” part of the filter work for Sutton Place?

It scopes the results to Sutton Place buildings near the R train line so you can reduce commute friction. Exact walking distance can vary by building entrance, so confirm the route that matches your daily schedule.

Are these buildings rent-stabilized or subject to special protections?

This page uses the “best-heat” + “R train” filters, not a rent-regulation filter. Check each building’s listing/lease terms for the specific regulatory status.

Will “best-heat” guarantee strong heat in my unit?

No. Heat conditions can vary by exposure, radiator layout, and how maintenance requests are handled after move-in. Use the filter to shortlist, then ask the building about unit-specific heating systems and service response.

What should I ask during a tour to validate heat performance?

Ask how heating is activated and balanced, whether residents can access the thermostat, how the building addresses cold spells, and what the typical maintenance timeline looks like for heating complaints.

What to check before choosing a building highly rated for heat near the R train in Sutton Place

Use the “best-heat” + “R train” filters together to focus your tours on buildings where heat conditions are reported as stronger.
Confirm how heat is controlled in your specific unit (thermostat access, baseboard/forced air setup, and any history of maintenance delays).
Ask what’s included in the monthly cost for your unit—utilities can change your full monthly budget even when base rent looks reasonable.
Check lease basics and renewal terms before signing, since comfort issues often come down to how the building handles repairs once you’re in.
