What does “low open violations” mean on Openigloo?

It refers to a building’s open-violation rate based on NYC open records. The goal is to help you narrow to buildings that show fewer open issues in the available data, but you should still ask the super/management about current repairs and maintenance history.

How does the M79-SBS bus filter affect the search?

It limits results to buildings near the M79-SBS corridor area in Yorkville. It’s meant to make it easier to find commutes you can realistically reach without relying only on long-distance estimates.

Is a low open-violation rate a guarantee there won’t be any problems?

No. Open-records can lag behind what residents experience today. Use the signal to prioritize, then confirm details directly with the building and observe conditions during your tour.

What should I ask the building manager before signing a lease?

Ask about the status of any current complaints, who handles maintenance requests, typical response times, and whether there are upcoming repairs that could affect move-in or daily routines.

How should I use the ratings and renter feedback when choosing between buildings?

Use ratings from rated buildings plus the building’s Q&A to spot recurring themes (maintenance follow-through, communication, and rule enforcement). Look for consistency between what renters say and what management tells you.

How up to date are the violation signals?

They come from open records, which may not reflect real-world conditions immediately. Plan to verify on the ground and follow up after tours, especially if you see any signs of deferred maintenance.

Which neighborhoods are trending right now in this scope?

East Village with 11,857+ buildings; Hell’s Kitchen with 6,943+ buildings; Lenox Hill with 8,357+ buildings; Kips Bay with 4,472+ buildings; Fulton/Seaport with 1,758+ buildings.

What to check before choosing a building with low open violation rates near the M79-SBS bus in Yorkville

Start with the eligible building list (223+) and open each building’s page to review how the low-violation signal is presented alongside current availability.
Confirm the M79-SBS commute fit in person: walking time, nearest stop entrance, and noise during peak hours can vary block to block.
Even with low open violations, ask for the most recent inspection/repair status directly at the building for any issues you’ve noticed.
Check what’s included in the lease and monthly cost beyond rent (fees, deposits, and utilities), since these can differ by building and apartment type.
If you rely on open-records signals, treat them as a starting point: data can lag real-world conditions, so plan to verify during your tour and follow-up calls.
