Buildings with low open violation rates near the QM18 bus in Forest Hills

It’s a building-level filter based on open violation activity available through NYC open records. It’s intended to help you compare buildings by active issues, but it may lag what you’ll experience in real time—confirm current conditions with the building.

It narrows the results to buildings located near the QM18 bus route, so you can focus your search around that corridor. You should still confirm the exact stop(s) you’ll use and typical walking time.

No. It’s a data-based signal, not a guarantee. Conditions can change, and some problems may not show up the way you’re expecting. Use the filter to shortlist, then verify repair processes and current conditions with the building.

Openigloo uses NYC open-records data to support the low-open-violations filter. Because records can be updated on a schedule, always check with management for the most current status.

Ask for the current repair process and timelines, whether there are any ongoing complaints or recurring maintenance items, and the unit-specific details you care about (heat/AC performance, pests, elevator access, and document availability if relevant).

They’re a reasonable shortlist starting point because the filter prioritizes low open violation activity. For decision-making, still rely on tenant Q&A and ask direct questions about the issues you’re most concerned about.
