Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Thomas Fan reveal significant dissatisfaction with management responsiveness, pest control, and maintenance. Many tenants report poor communication from management, delays or neglect in addressing complaints about pests such as roaches and rodents, and inadequate enforcement of building policies. While some buildings have large apartments and are located in convenient neighborhoods, issues with cleanliness, heating, water pressure, and noise are frequently noted. Tenants also find the rent payment process inconvenient due to the lack of online options. Overall, renters advise improved responsiveness, pest management, and modernized payment systems to enhance tenant experience.

Management is absolutely horrible! Do not live here!

Pros

Apartments are huge.

Cons

Management is absolutely terrible. I toured and signed a lease, seemingly thinking that the apartment was great. A couple of days before the lease, I went in and smelled weed just permeating the unit. I talked to the super, and he said to call management and that there have been multiple complaints about my next-door neighbor's smoking smell. The smoking policy states that smoking is allowed in units, but once the scent affects other tenants, they must do everything they can to control the smell. I called management, and they said they would send a warning. I called them again on Monday since they're closed on weekends, and I had to basically get my real estate agent to ask them to contact me to get a response. Fortunately, they said they could break my lease and return my deposit and all my money; however, they were basically gaslighting me, saying that management had never received a complaint and that the last tenant was not particularly sensitive to the smell. I was able to contact the previous tenant, and it was confirmed that they also smelled marijuana in the unit and that management never did anything about enforcing the policy. Also, it's shady that they never gave me their email, and whenever they called me, it was from an unknown number. Do NOT expect the management company to fix anything.

Advice to the owners

Stop lying to your tenants. Try fixing the problem instead of deflecting and saying that the tenant is the problem.

Good building bad appartment and management

Pros

* large appartments for the price * building is clean * Thick walls so I cannot hear neighbors.

Cons

* management takes checks, and will not move to a system where I can pay online. Checks have been lost in the mail and the risk is given to the tenant, this is unfair. * when issues arise they are met with super and landlord pushback

Advice to the owners

Allow for online payment, you can hire a property manager but not online payment solutions. Also make it easier to give issues because I have been met with pushback such as fly net in windows (which was never installed) and super borderline harsssing me for the fridge when the replacement came.
