Fine, but had out of control pest infestation

Pros

I had subletted a room in a 3 bed/1 bath unit in 2025, so I can’t speak directly to management, but based on communications with my sublessor, it seemed like management was fairly timely with requests regarding the out of control roach infestation in the building. It took a week or two, but they had the pest control people come and spray. I can’t speak on heating, since there were major heat waves that summer. The neighbors seemed very quiet and respectful, and I don’t have any complaints on noise or disturbances. Water pressure was also consistently good. The building itself seemed to be pretty well cleaned.

Cons

Unfortunately, anything that I did or even the pest control people did ended up not helping. Garbage management was also questionable, and rats would always be in the garbage bins outside and squeaking every night. Ventilation in the bathrooms was also non existent, at least based on my experience.

Advice to the owners

Be a little more proactive about the pest issue. I cannot imagine how bad it probably was on the lower floors.

Nice neighbors and area, terrible management

Pros

The people who live in the building are nice! The location is very convenient, very close to 2 grocery stores and the 1 line 110th station.

Cons

The units are below market price for a reason, I think it's reasonable for the price but I wasn't aware of the issues before signing my lease. The building itermittently did not have hot water throughout the winter which was a massive issue (we probably had cold showers once a week for months). The super kept telling us they would fix the boiler and never gave a straight answer. The building did not have gas for months so we could not use the oven or stove. The heat is from electric baseboards so it is not covered in the rent. We were told heat was covered (the lease has a small asterisk excluding electric heat) and were shocked by the Con ed bill ($300 a month). To keep the Con ed bill down we tried to use the heat as little as possible and the apartment was very cold throughout winter. Although the rent is affordable compared to other units in the neighborhood you should factor in the cost of electric heat when considering your budget.
