Great area, ok building, always a big rent increase.

Pros

The location on the Hudson has the feel of living in a resort. Close to the the 2, R and 4/5 subway lines. Many dining and shopping options close by. The building staff and on site management staff are very nice and care about the residents. The common area is nicely maintained.

Cons

The complex is advertised as luxury and it is A minus at best. Quiet inside and out except if you face the courtyard when the Sanitation trucks are there at 7am and when a forklift operator allows the machine to beep in reverse incessantly at 3am. At lease renewal the rent is increased to whatever the market will bear; NON negotiable. Expect 15% to 30% year after year.

The amenities and location of this building are like no other.

Cons

The construction happening right outside for the next 5-7 years will certainly destroy the neighborhood for a while.

Don’t up charge current tenants so much given construction.
