Hazardous Lead Levels Undisclosed

Pros

Site staff are friendly. Building is cute, if aging.

Cons

They shut the heat off in the winter from 1am-5am to evade HPD detection . Numerous tenants complain of roaches. Building management is absolutely unresponsive and without conscience. Many tenants just recently discovered Olshan provided fake lead disclosures to us dating back to at least 2022, saying no lead paint, when in fact units had toxic and hazardous lead paint levels, in excess of 10 TIMES THE SAFE LEVEL. This includes in units where there were pregnant women, infants, and vulnerable tenants. When confronted they took no responsibility for the fraud and matter had to be escalated to the EPA and I believe the OAG. Matter is still ongoing. The most duplicitous and deceitful human beings we've ever dealt with. It's genuinely shocking.

Advice to the owners

Integrity and honesty is always more lucrative in the long run, is what I'd tell management. Leasing secretary Canny Castillo was caught with absolute proof falsifying lead disclosures across many years and multiple tenants and threatening those tenants when they found out and yet she has, to date, inexplicably not been fired. And we can't fathom how anyone can navigate around their conscience to put children and babies in perhaps irreparable danger, as they have. This also goes for the danger they put their own workers and contractors in, whom they also apparently have hid known lead hazards from, which should be a catastrophic workers comp liability.

Roaches & Poor Conditions

Pros

Close to the metro, DUMBO, and promenade

Cons

As a resident of 52 Clark Street in Brooklyn Heights, I strongly recommend staying away from Olshan Properties at all costs. There are much better apartment options in New York. Fire Hazard When I moved into 52 Clark, cardboard had been left inside the oven. It was tucked so far into the back that I nearly didn’t notice it before using the oven for the first time. Had I not found it, it could have caused a fire. Roach Problem There is also a significant roach problem in 52 Clark. The building has a weekly exterminator who will treat your unit if you sign up in advance. Because not every resident signs up (and staff can’t reasonably treat each unit every week), roaches regularly move from one unit to another. Roaches & Apartment Condition Finally, my unit had large openings near the pipes, floorboards, and windows that allowed pests to enter from outdoors. For example, my window repeatedly slid downward and had no protective screen, leaving my apartment completely open to the outdoors. A large waterbug (American cockroach), pictured below, eventually came inside. I also found a smaller roach in my refrigerator and another in my bathroom, even though I clean both areas weekly. I ultimately spent over $1,000 of my own money to seal all of these openings and prevent future infestations.
