Warning for 6th flr

Pros:
Super is friendly, management is responsive, the area is generally safe.
Cons:
My neighbor would not stop shouting (whether 1pm or 4am, etc), and the last straw was when she verbally assaulted me on the street while I was with family. The traffic on the pkwy was also loud, but compared to her shouting and threats I actually didn't mind it.
Advice to owner:
sound proofing...

Worst. Building. Ever.

Pros:
Legit nothing. This place is awful.
Cons:
Rats, roaches, flies, bed bugs, no lock on the building door, kids constantly smoking in the halls, harassment from strangers, no response from super, ceiling collapse, flooding from an unaddressed leak, maggots on the floor, inaccessible shower and kitchen, black mold. The list goes on. Don't move here. And there 100% is an issue with bed bugs. These people are slumlords.
Advice to owner:
Care more about people than you do about lining your pockets.

Gets the job done

Pros:
- Neighbors are friendly
- Great heat and hot water
- Rent Stabilized
- Decent Space
- 1 month deposit required
- Garbage chute on every floor
- Laundry in basement
- 8-9min walk to subway
- 8-9 min walk to the beautiful Sunset Park
- Quiet and family friendly neighborhood
Cons:
- Huge issue of Mice / Rats
- No Dishwasher
- Owner / Super believe in temporary fixes / no plans to find a long term solution which makes it difficult for tenants to plan to live in the building long term.
Advice to owner:
We appreciate your caring for the people who live here. However, pest control service provided has not been on par.

Full time porter that maintains the cleanliness of the building.

Elevator access.

Big apartments
Cons:
The laundry room is closed after 10:30 PM until 7 AM

Jumpy upstairs neighbors.

Management office can be problematic and skimp on appliance replacement.

The Super is slow to resolve issues
Advice to owner:
Stop renting at such high prices at the start.

"The Wild West"

Pros:
Large, often charming original 20's detailed apartments. Rent stabilized. Great diversity within the building. Friendly neighbors. Very good heat (too good, we have to open the windows in winter). Concrete walls keep noise levels down. Stable, well-made building, lovely foyer. Long long long term tenants.
Cons:
Pest problems. Cockroaches and lots of mice are not handled. Thin floors make upstairs and downstairs sometimes unbearable. Bandaid system of problem fixing where nothing is done well or right, just done. Water flooding problems galore.
Advice to owner:
Maintain the amazing parquet flooring, moulding, and tiling. Don't botch fixes or cover them up!

Pros:
Love the block, can be a quiet block compared to others. Love the deli/bodega not far from this building, very helpful when you don’t want to walk to the closest supermarket. Decent apartment space.
Cons:
Lack of pest control, some tenets leave garbage outside of door or let dog pee in building, can be noisy, elevator didn’t always work…yeah

Pros:
the super Juan, was so nice to my family. always helpful! no mice or rats!
Cons:
I saw a few big roaches here and there.
when we first moved in our refrigerator broke. but the super and building manager were very quick to get us a new one.
Advice to owner:
renovate the apartments, we got a few splinters while we were there.

My short stay (1 year)

Pros:
-Garbage management is really strong, They take really good care of that.
-Spacious units!
-Strong water pressure
-Nice and Quiet area
-2 big elevators
Cons:
-You can hear the rats in the radiators 😖
-Landlord does not pick up phone on weekends.
-Heat and Water go out constantly.
-Have to chase down landlord to get them to fix something in the apartment.
-Thin walls.
Advice to owner:
exterminate more often!

Nightmare owner and apartment

Pros:
They considered foreign tenants.
Cons:
This building was full of black mold and bed bugs, the owner was horrible to deal with, they lost multiple months of rent, there was gun violence in the building, it was the worst experience of my life living there.
Advice to owner:
I think this property owner is beyond advice.

Pros:
Only thing I’d say that the location is great.
Cons:
Dirty lobby & elevator all the time, terribly maintained building that stinks, the basement is horrible. Apartments are old, and tenants paint & renovate them all the time. Gas leak problems often. Cockroaches & rats. NO security cameras, and packages get lost all the time. Just go and check out yourself so you can confirm my words.
Advice to owner:
Take some responsibility and spend some money and fix apartments/building.

Landlord hasn’t repaired gas . Not able to use oven for 5 months

Pros:
Vibrant neighborhood, near transportation, huge apartments.
Cons:
Myself and a number of tenants haven’t had a functioning stove due to landlord not making repairs. I’ve been ordering takeout for 5 months and using a hot plate as are other neighbors.
Advice to owner:
Repair gas lines and maintain building better!

Pros:
The apartments are normally pretty large. The street facing apartments are filled with lots of sunlight.
Cons:
Takes them forever to fix anything. It’s like pulling teeth. All they do is plaster over the same shit in the bathroom. So there’s cracks every few months. No laundry in the building. Never any parking on this block. There’s definitely mold in the bathroom and they haven’t done anything about it.
Advice to owner:
Just because residents here are older, doesn’t mean they don’t speak English. Watch yourself and how you speak about the people that live here. You wanting to charge $2500+ to live on Wadsworth Terrace is hysterical really. Median incomes here aren’t that high, read the room.

Shootings on the corner, mushrooms growing out of our shower wall, 2 issues with bedbugs from the floor below, our rent checks “disappearing”, loud music in the streets all night, a front door that would be broken repeatedly...

Just an old building

Pros:
The neighbors are nice. The layout of the apartment is good.
Cons:
It’s an old building so it just has lots of damage and bugs. Packages get stolen sometimes. It took years to repair the elevator. The super is nice but not paid well enough to be responsive.
Advice to owner:
Paying the super better would be great because then he won’t ask the tenants for money. Lots of building repairs. More frequent terminations of bugs. A laundry. Cleaner floors. I know it’s hard but the hard truth is the people that have been living in this building for years and years deserve better .

Intercom never working , patch up job on repairs , tenants clean the property , superintendent busy with side jobs to work on property.

Contract a managing agent if you can handle it.

New renovations in unit. Views of street.
Cons:
Upstairs neighbor occasionally lets bathtub overflow and it drips downstairs, sometimes onto electric sockets sending electric sparks. Bedbug history of apartment not disclosed. Rat problem.
Advice to owner:
Fix the frequent leak issue/electric. Very dangerous.
