Solid building with more affordable apts in a very expensive area

Pros

The super is very nice and responsive. He also lives in the building I think so doesn't take long to come address things. The location is great, both for practical things - train, groceries - and for all the fun things people want to live down here for. Neighbors are generally respectful and friendly, and the building feels pretty safe. Much more affordable apartments than most places in this area, especially with laundry in building and many units having dishwashers.

Cons

You get what you pay for - the units are small, and while your appliances work and nothing is outright falling apart, they're not that well maintained. When we moved in there were streaks on our bedroom wall that had to be repainted again, it didn't seem like there was cleaning done after the last tenant moved out, the paint in the bathroom peeled, etc. We haven't had any cockroaches but we did have one mouse. Also, random issues like our sink leaking, once we had dirty water from the shower/tub faucet (never explained - just had to let it run). And the management company is not helpful at all - they just pass you back to the super, who is very nice/helpful but it's frustrating they don't take any accountability. Windows / walls are thin so you can hear your neighbors and street noise can be loud at night.

Advice to the owners

Don't raise rent if you want to keep tenants, because the main reason these apartments are worth it is the low price compared to other options in the area.

The building is clean, trash is in a separate bunker-like room that is outside of the building.

Neighbors sometimes smokes cigarettes outside the building.
