Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants report that ERIC KALIMIAN’s buildings vary widely in management quality. Some buildings, especially at 321 West 37 Street and 400 West 25 Street, are praised for cleanliness, well-maintained amenities, responsive supers, and good neighbors, though neighborhood noise and crime issues persist. Conversely, other properties, notably on East 83 Street and some units at 400 West 25 Street, suffer from poor maintenance, pest infestations, unreliable heating, unresponsiveness from management, and security concerns. Rent hikes are often considered steep relative to conditions. Overall, while certain buildings show attentive onsite staff, management responsiveness and building upkeep can be inconsistent, impacting tenant satisfaction notably depending on location.

Great building, well-maintained

Pros

Building is well-maintained and clean

Cons

Location isn't the best; kind of corporate-soulless. Doormen are really just for show.

Truly awful management

Pros

- nice access to surrounding area - subway, west side highway, high line, midtown - spacious unit for the price

Cons

- constant, severe maintenance issues that spanned my entire 2 year lease. months of no heat / hot water / gas. - over time, the building has gotten progressively shittier. the water pressure got worse / less hot, laundry machines break with no replacement, no more live-in super - negligent, unresponsive, and borderline scrooge-mcduck-greedy management - right next to projects, sometimes unsavory characters hang out at the entrance. one instance of loud gunshots 1 block away

Advice to the owners

do better, and stop blaming tenants for your own negligence.
