Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants consistently report that Joel Polatsheks' buildings offer modern units with good amenities in convenient locations, but suffer from poor and often unresponsive management. Common issues include frequent maintenance delays, broken gym and laundry equipment, incomplete promised amenities like rooftop lounges, and high utility costs due to inefficient energy systems. Package theft and pest problems are recurring concerns, exacerbated by lax security and ineffective garbage management. Supervisors are seen as unhelpful or absent, contributing to tenant frustration. Overall, renters warn of neglect and poor communication, advising the landlord to improve responsiveness, maintenance reliability, and complete advertised amenities to enhance resident satisfaction.

A decent place with some considerations

Pros

Convenient location above the grocery store and proximity to the subway (though there can be shuttle service on the weekends). Balcony, modern fixtures, central A/C large bathrooms, large floor to ceiling windows. Dishwasher in unit and laundry in building.

Cons

Energy efficiency and high cost of utilities is a very common experience throughout the building. We’ve experienced electricity bills ranging from $250-$550 per month. The rooms are quite small and depending on the unit, the windows can be narrow as well. Shared amenities leave much to be desired. The sun room is 6 years in the making and is left unfinished. Laundry machines and elevators broke frequently. Package theft is commonplace. You need to contact both management and the super to get things fixed.

Small apartments and pricey

Pros

Central heating, bike room, gym, beautiful roof

Cons

Roof lounge is incomplete and locked from tenant access. Energy grade is bad for the building meaning high energy bills. Landlord illegally withheld deposit. Did not provide itemized list of deductions at all as required by law on a specific timeline. They ghosted us. Going to take landlords to small claims.
