Reviews

Solid but mid tier

Former Tenant
Pros:
Fantastic location, great street and close to FMJ trains. Smells like cookies in the lobby
Cons:
Appliances are often broken, some mild plumbing problems, 1 noisy neighbor that yells in the hallway whenever they’re leaving, hard to get anyone to fix anything
Advice to owner:
Fix things!
Report

Small but good for LES!

Former Tenant
Pros:
Super great location in the Lower east side, great street.
Cons:
6th floor walk up, no elevator.
Report

Gross roach infestation

Former Tenant
Pros:
One of the best blocks on the LES, pet friendly building
Cons:
This building is unfortunately completely infested with roaches on all floors. We see dozens a day at all times of the day throughout the apartment (not confined to sinks). There have also been hot water and heat issues - going multiple days without - throughout the winter.
Advice to owner:
Fix the roach issue
Report

Awful. Cramped. Unstable.

Former Tenant
Pros:
Good location. If you keep your apartment clean it’s a pretty cleanly apartment.
Cons:
Management is not prompt. Went months without A/C. Horrible communication.
Advice to owner:
Please be better.
Report

Overpriced and small

Former Tenant
Pros:
Location , great area
Cons:
So small , building had a weird odor
Report

don’t live here

Former Tenant
Pros:
Great location, decent tenants
Cons:
Front door lock is broken and packages get stolen, heat often doesn’t work in the winter, mice, roaches, super doesn’t show up to fix things, someone keeps taking the trash room door code off the door so trash gets piled into the lobby
Report

A little gross

Former Tenant
Pros:
close proximity to the tenant museum
Cons:
Tenants leave their garbage in the stairwell
Advice to owner:
get a grip on the waste management
Report

Not glamorous

Former Tenant
Pros:
Normally shaped rooms.
Cons:
Pests, no heat or hot water for a week in December.
Advice to owner:
Don’t leave stair windows open
Report

Don’t live here

Former Tenant
Pros:
Location location location
Cons:
No heat, rats, roaches, non responsive super and management company
Advice to owner:

Report

Awful place to live

Former Tenant
Pros:
Really nice finishes in my apartment and every unit has a view. Great location for subways.
Cons:
Management is terrible. We had no heat in January and they didn’t respond once. We had a rat infestation for months before they did anything. My stove has been broken, the person they hired to fix blatantly stated it needed to be thrown away. Building front door is broken 2 times a week
Advice to owner:
Hire a property manager? If you already have one, fire them. Also spend some time reading the landlord laws.

5 out of 10 Experience

Former Tenant
Pros:
Great location on the LES, and the building itself has a lot of character
Cons:
We had issues with hot water outages that weren't announced ahead of time, pests in the hallways, and an inattentive super/owner that was nearly impossible to get ahold of to fix any issues
Advice to owner:
Get a super that responds when there's a problem
Report

Good but unresponsive

Former Tenant
Pros:
Good heat, thick walls, and consistent pest removal and trash pickup.
Cons:
Unresponsive owners. If anything breaks, expect a long time to get it fixed; the door to the building was broken for months and we had to go through the trash hallway. If you forget your keys, don't expect a response from the super or owner.
Advice to owner:
Respond more timely to tenants.
Report

Location, location, location

Former Tenant
Pros:
The location is amazing. Close to all the fun in the LES without being right on top of it. And there's laundry in this unit.
Cons:
The AC doesn't work when it's over 85 degrees. And it's small.
Advice to owner:
Fix the central air.

Building nice but management will never respond

Former Tenant
Pros:
Quiet and clean building. We never had issues with hot water or water pressure. No bugs or mice.
Cons:
There was a rat problem in the trash alley in the winter. It was eventually handled but was quite bad for some time. The management company will absolutely never respond to your emails. They essentially forced us to pay for a lock that came broken when we moved in because they never responded to our emails about reimbursement. Additionally it took them over a month to fix our broken kitchen appliance and they did not compensate us via rent reduction when we asked.
Advice to owner:
Please be more responsive to your tenants.
Report

Place is fine

Former Tenant
Pros:
Good location but it’s loud and getting more unsafe. No bugs tho which is great.
Cons:
Takes a while for the them to respond to requests and can get dirty in hallways
Advice to owner:
Turn it into luxury condos with a doorman
Report

Solid apartment building

Former Tenant
Pros:
Great area, no pests, no major maintenance issues
Cons:
Bad heating. During winter would get extremely cold in apartment
Report

Less than good

Former Tenant
Pros:
Location, rooftop, decent pest control, easy neighbors, pretty quiet.
Cons:
Management is less than responsive on both minor and major/urgent issues. Heat is nonexistent in the winter. Our neighbors are currently suing the building due to sewage backup into their apartment. Packages are stolen 50% of the time.
Advice to owner:
Treat your tenants with at least some respect/care. Saying there’s “nothing you can do” about heat/hot water issues and packages consistently being stolen (there are no cameras installed in this building) is unacceptable.
Report

Loud but fun area

Former Tenant
Pros:
Great location, relatively sound proof windows
Cons:
Loud neighbors, slow response from management
Report

Small but clean

Former Tenant
Pros:
Clean affordable great location key fob entry
Cons:
Very small spaces. No closet space
Advice to owner:
Some bedrooms are not legal sIze to be considered a bedroom
Report

Mixed bag but net positive

Former Tenant
Pros:
Hallways are cleaned regularly, stairs are wide and shallow, the building interior was obviously renovated recently with nice stone & hardwood floors, bright lighting in the hallways, and security cameras. Front door is secure. Very fast WiFi connection!
Cons:
Maintenance requests via the online portal are extremely slow, soundproofing between lateral apartments and through the unit doors is very minimal (but fine vertically). Steam radiator heat only turns on if the weather is below ~50 degrees so the units do get cold quickly especially with the drafty windows
Report

81 Orchard Street

Former Tenant
Pros:
Great location and decent space/apartment unit amenities for the area
Cons:
Noisy - both inside and outside. Management was really uncommunicative with residents - to the point that when there was major renovation work, we weren't even notified until we opened our unit's door and had a plastic sheet covering our entrance.
Advice to owner:
Better communication with residents would go a long way
Report

Good Amenities, Ghosting Landlord & Supers

Former Tenant
Pros:
Building is pretty quiet overall given the neighborhood. Trash/recycling is regularly cleared out on our floor.
Cons:
We’ve had several issues in the apartment that required attention (broken AC, broken dryer, leaks, etc.) - the landlord and super were okay at getting to our place for emergencies, but other maintenance work or repairs are still unfinished after months of asking. They’ve recently implemented a new maintenance request form, but so far this has not affected how effectively they get repairs done. Also, gym is unusable in my experience (close to trash chute so it smells terrible and is not cleaned regularly if ever).
Report

Completely Unreachable Management

Former Tenant
Pros:
Old and beautiful
Cons:
Management/maintenance are completely unreachable. Mice, roaches, leaking radiators, floor tiles coming up, broken stove, no heat, safety hazard. Management refuses to spend any money or time doing necessary checks to keep tenants safe.
Advice to owner:
Take responsibility for this property and keep people safe. Building inspections URGENTLY needed. Tenants are without HEAT in middle of winter.
Report

Small and overpriced

Former Tenant
Pros:
Great location, not terrible in terms of pests (at least when I was there on the 2nd floor). No real surprises after moving in.
Cons:
Absolutely ridiculously sized “rooms.” Sort of building where they throw up dry wall in a studio and call it a 2 bedroom.
Report

Decent building with no hot water

Former Tenant
Pros:
Some apartments are newly renovated and it’s a quiet but fun block
Cons:
Hot water never worked. SMA equities is trash at responding to maintenance requests.
Report

Trash in halls

Former Tenant
Pros:
Water pressure was fine, as was heating.
Cons:
Loud building, mice in trash room, trash accumulation
Report

Terrible landlords here

Former Tenant
Pros:
Location location location
Cons:
Landlords, price, and landlords
Advice to owner:
Answer your emails and fix your shit
Report

Good, not great

Former Tenant
Pros:
Some units have new appliances and laundry in units. First floor has no units, which is nice for passing up and down.
Cons:
Management is EXTREMELY unresponsive and unhelpful, don’t expect much help with figuring out rent portal set up/management. Supers are super nice and helpful but property managers aren’t always quick, helpful, or good at directing tenants on how to request support. If they don’t save your number, they just won’t respond. Cockroaches in winter and flies in summer. Drains get super nasty and water pressure is awful.
Advice to owner:
Find better systems for responsiveness.
Report

Worst Management in NYC

Former Tenant
Pros:
My unit had great natural light but many others were not so lucky. Be wary and don’t move in here sight unseen.
Cons:
Broken appliances upon move in that took months to fix. Beware of false advertising and misleading information. No security cameras and only some units have roof access. No response from management even during emergencies. Malfunctions with heat and AC at frequent. You’re on your own if you move in here management and the super are useless.
Advice to owner:
Respond to tenants, at the very least do the bare minimum of your job.
Report

Absolutely terrible to rent from

Former Tenant
Pros:
Jeanette from the leasing office is lovely. Good location and mostly respectful neighbors minus a few bad apples that spoil the bunch.
Cons:
They are completely unreachable and unreliable and do not care if things in their buildings are in need of repair. They simply ignore the issue. The ceiling in the foyer falls off and water leaks in every time it rains and they simply do nothing. Heat and hot water is sporadic. They are rude and condescending when you complain about things they are legally required to fix.
Advice to owner:
Start caring about your buildings and your tenants. Do what you are required to by law.
Report

Fine walkup

Former Tenant
Pros:
Well maintained (for the most part) hallways.
Cons:
Management hardly responds to issues and complaints, water pressure is poor, roof security system is constantly setting off sirens in the hallway.
Advice to owner:
Respond to maintenance requests and fix the roof security system
Report

Management company from hell

Former Tenant
Pros:
None whatsoever period
Cons:
Everything under the sun
Advice to owner:
Check your security cameras, thefts are coming from inside the building
Report

Nonexistent Super

Former Tenant
Pros:
There are very few pros about this building. The only pro that comes to mind is its lower east side location.
Cons:
Unresponsive management - don’t expect to ever hear back from management, they don’t care about you, they just want your $$. There is no super for the building. There are rats in the trash in the building. Very loud neighbors.
Advice to owner:
Get an in building super! RESPOND TO YOUR TENANTS!

Loved the Apt, Hated Mgmt

Former Tenant
Pros:
I liked the location right by Grand Street and Citi bike stations across the street. Trader Joe’s is really close and you can easily get to Soho on bike or about a 20 min walk. Roof isn’t “allowed” but everyone goes on anyways.
Cons:
Apt was not clean when we moved in, mildew in shower and burnt food on the stove. No one came to clean even after they said they would, I had to scrub the shower myself. Had issues with washing machine on day 1 and it took 2 months to get fixed. I was constantly talking to them, had to call all the time and get information. Turns out it usually is fixed within a few days but they “aren’t sure” why it took so long with me. They have an app where you can submit requests, several times they close your requests without any response. If you want to get something fixed, either do it yourself or expect to call someone higher up. Someone came to fix our ice maker (which never worked, even after the “fix”) and they left trash in the apt and the fridge was moved away from the wall and not pushed back. SMA Equities was the building mgmt- I will avoid any buildings with them as mgmt from now on.
Advice to owner:
Be more responsive. Check the apartments thoroughly before people move in and if something doesn’t work, then fix it
