Summarized from anonymous rental reviews on openigloo.
Tenants living in buildings managed by Aron Kapelyus generally praise cleanliness, well-maintained amenities, and responsive on-site staff, especially the superintendents. The apartments are often described as spacious and safe, withconvenient locations near transit. However, issues frequently mentioned include elevator reliability and maintenance delays, occasional pest problems, noisy neighbors or external noise, and some dissatisfaction with management responsiveness and communication. Rent stabilization is a positive aspect in certain buildings. Laundry facilities and gym equipment are areas needing improvement. While some tenants express frustration with management delays and building upkeep, many still recommend living in these buildings, valuing their amenities and overall environment.

Great place to start out in NYC in your 20s
Former Tenant
Pros:
The building itself is nice. At times it’s a little run down and the elevator was always acting up. But I think the amenities were a nice touch, and locationally it’s nice to be between central Bedstuy and central Bushwick.
Cons:
Honestly management was ok. The only issues we had were with our fridge. It literally made vegetables turn frozen no matter what temperature it was set at. And at one point it made the food taste like coolant. They never fixed it. But other than that we were happy. The super is very very nice. Always happy to help and super hardworking.

Unresponsive Management but overall good apartment
Former Tenant
Pros:
The building is clean, free of pests, and the super works hard to make sure the hallways are clean. It's also relatively inexpensive, and though the apartments don't have frills they are completely safe.
Cons:
The management company is horribly unresponsive. You have to threaten to call 311 before they will respond to an inquiry, even minor ones.
Advice to owner:
Hire more people to respond to tenants!

Management is not good.
Former Tenant
Pros:
Apartment units are nice. Spacious bedrooms, lots of storage and cabinet space.
Cons:
Management sucks. Elevator breaks down often with no care from management. Tenants have gotten trapped for multiple hours.
Laundry machines are terrible. Washers have never been cleaned out and leaves lint on your clothes. Dryers do not try. Laundry is too expensive for machines that don’t even do the bare minimum.
Gym equipment looks like it was stolen from other gyms
Advice to owner:
Spend on improving elevator, cleaning laundry machines, improving gym equipment

833 Monroe Going strong
Former Tenant
Pros:
Super is the best. It’s amazingly clean and my neighbors are the best. Rent stabilize is a major plus

Elevator kind of breaks often. Driers tend to fall short in heat.
Advice to owner:
Fix the driers! Def wasting money on them.

Would live there again ~
Former Tenant
Pros:
Amenities are incredible, doorman system and mail were taken care of. Its right next to the train line, plenty of grocery options and food nearby.
Cons:
Being on the ground level, occasionally noise from the street due to loud people but only on weekends.
Advice to owner:
No advice, upkeep was great.

Elevator always broken
Former Tenant
Pros:
Great views if you're up high enough, nice roof, nice neighborhood
Cons:
Only one elevator which reliabily breaks every other month. Often takes far too long to be fixed. I lived on the ninth floor and had to take the stairs for a week and a half one time.
Thin walls. Heat isnt great.
Advice to owner:
Fix the fucking elevator

nice but noisy
Former Tenant
Pros:
Good amenities, responsive super, great rooftop.
Cons:
This apartment complex is too loud. parts of the building are adjacent to a church with an extremely loud after school and summer program. You can hear children playing instruments and listening to music constantly. Neighbors are also quite noisy.

Run down building with a fresh coat of paint
Former Tenant
Pros:
Next to public transportation, has a courtyard for trash, supers are very nice
Cons:
Advertised as renovated but all they did was put in some kitchen cabinets. The appliances leak, the kitchen drain backs up and floods the counter, hot water randomly disappears, bathroom tiles are coming off the floor, central air doesn't work, they charge a convenience fee to pay rent by direct deposit, laundry room is expensive.
Advice to owner:
Stop trying to fix buildings and renovate after you move people in.

Terrible Management
Former Tenant
Pros:
- great location - great view - great apartment layout - on a quiet street
Cons:
- elevator breaks down at least once a month. It usually get fixed in a day but one time it took a week - management is very slow and unresponsive took weeks or months for things to get sized - the washers in the basement are dirty and leave stains on your clothes every time you do laundry - the dryers either don’t dry your clothes or burn holes on them. have to take our laundry to the laundromat - took them 5 months to give me my security deposit
Advice to owner:
please have more empathy and kindness for your tenants

Nice building but walls are paper thin
Former Tenant
Pros:
Rooftop, free gym, game room, good space
Cons:
Walls are made of cardboard. I could hear full conversations from my bedroom. Even worse if music.

Decent Living Space
Former Tenant
Pros:
Had a solid gym and great amenities. The two-building setup is a little weird, they advertise having a doorman but that's only for 1024 Gates. Apartments were TINY for the price, but hey that's NYC. Area around isn't great but it is right next to the stop.
Cons:
Management was useless and constantly replacing people. The day we moved in, the prior tenant's stuff was still inside, resulting in us having to pay an extra half day for the movers to wait until the staff cleaned it out and painted. Very disorganized.
Advice to owner:
Take care of the building because it won't last long with current upkeep.

Nice apartments, awful management
Former Tenant
Pros:
The apartments are nice, bright, clean, and spacious. The building is in a great location. The super is basically a saint.
Cons:
Management routinely ignores emails and phone calls from tenants. Elevator constantly out of service or causing tenants to become stuck inside. Gas services were cut off abruptly once for about a week, with no notice from management until days later. Packages often stolen from lobby. Tenants leave their trash behind in the lobby and stairwells where it goes uncleaned for days at a time. Management has restricted amenity access to punish the entire building for the violations of one tenant. Management attempted to raise rent by an illegally high amount at lease renewal when the apartments are rent stabilized.
Advice to owner:
Take a nice long introspective look at yourself and try to be a slightly better human being.

Great apartment to live in
Former Tenant
Pros:
Spacious, the area is super nice, on-site super that is responsive and helpful.
Cons:
Front door doesn’t open which is great for security, not great for packages being left outside on the sidewalk.
