Pros:
Location Cute apartment / good layout Natural light Good appliances
Cons:
Mice problem!!! - I have contacted the super and they did absolutely nothing. Said there was an exterminator that comes around every month, I work from home and not once did they knock on my door. Paid for my own exterminator but the set up is not rodent proof. Can kill them but can’t keep them out, unless they uninstall the stove and dishwasher and REALLY fix the holes. Rent - I am paying $3000 for a studio that’s less than 400 sqft they increased my rent to $3500… that and the mice problem I am outtie.
Advice to owner:
Take measures to renovate kitchens to be rodent proof.

Expensive and tiny but LOCATION!

Pros:
1. Location in the heart of West Village is one big PRO. Though very loud street with fun gay bars,but very loud. 2. The staircase was well maintained. 3. The apartments facing Christopher str get enough sunlight to stay light but it is never direct sun, so even in Jul-Aug I did not need AC (the old brick walls cool down well during the night and don't warm up too much as modern concrete blocks) 4. Surprisingly, even with no doorman my amazon package only once was stolen from downstairs (in 3 years), where all deliveries are just left in one pile.
Cons:
1. No live in super - once I locked myself out and had to sleep at my friends' as super could only come next day with a key. 2. No possibility to regulate heating - gets EXTREMELY hot in winter - can be solved by opening the window. 3. Very limited closet space - one tiny walk in space 2x2 m with rods. 4. Not very flexible landlord, I had to pay full 12 M in advance without anything in return like at least 1 free month (I did not have credit history as I was international student). 5. There was a bed bug invasion in the whole building (I did not even know they exist when I moved to NYC) and thought I had some severe allergy when i started to wake up all itchy and bitten to the bones. Landlord sent a super to give me mattrace cover and called exterminators, but did not compensate me that month of discomfort. The bed bugs did not come back after that. 6. Somehow it was not easy to get very hot water in winter, it was warm enough, but not quite hot if you want a nice hot shower. 7. No washer/dryer (but right around the corner) 8. PRICE! I started from $2100 in 2014 and paid $2450 when I left in 2017. The studio was tiny with a very open layout, no separated kitchen area, you basically sleep next to fridge. But, c'mon, it is West Village. No regrets as it was fun time and area.
Advice to owner:
Get a live in super -it would make things much easier.
