What does “best-heat” mean on Openigloo?

It’s an Openigloo filter based on heat-related performance signals from renter-reported data. Use it to narrow your search, then verify operational details directly with the building.

How does the “BM3 bus” filter work here?

It focuses your results on buildings in/near Flatbush that match the BM3 bus location criteria in this page’s scope. Always confirm the exact address and how long it takes you to reach your stop.

Are these buildings guaranteed to have good heat all the time?

No. Filter results help you start with higher-rated buildings, but heat conditions can vary by unit, season, and maintenance. Ask the leasing office how problems are handled and what to expect in your specific apartment.

What should I ask during a tour if heat reliability is my priority?

Ask how heat is controlled in the building, when heat is typically turned on, how temperatures are monitored, and the process for reporting/closing heat complaints. Also ask whether there are known recurring issues and how they’re addressed.

Do I still need to confirm utility and move-in costs?

Yes. Even if a building is well-rated for heat, you should confirm the full monthly cost details (including whether heat is included in rent and any other utility responsibilities) plus deposits and any move-in fees.

Where do the ratings and signals come from?

Openigloo combines building-level ratings with renter-provided information like reviews and tenant Q&A. Treat the filter as a shortlist, not a final guarantee, and confirm the specifics with management.

Which neighborhoods are trending in this scope right now?

Bushwick with 12,589+ buildings; Downtown Brooklyn with 3,920+ buildings; Stuyvesant Heights with 7,834+ buildings; Park Slope with 7,025+ buildings; Clinton Hill with 4,040+ buildings.

What to check before choosing a building highly rated for heat near the BM3 bus in Flatbush

Use the BM3 bus filter as your location anchor, then cross-check the exact address and walk time to stops before applying.
“Best-heat” is a heat-reliability signal; still ask how heat is controlled, when the system is turned on, and how complaints are documented and resolved.
Read what rated buildings consistently mention in reviews and tenant Q&A (e.g., response time, room-by-room temperature differences, and whether issues recur).
Confirm any separate costs or conditions tied to your move-in (lease start dates, deposits, and utility responsibilities) even when the building performs well on heat.
Before committing, ask for the most recent heating-inspection/maintenance documentation the building can share and whether any building-wide issues have been resolved. (Follow up in writing if possible.)
