What does “best-heat” mean on Openigloo?

On this page, “best-heat” is a building filter based on heat-related signals plus what renters report in Openigloo reviews and Q&A. Use the building page to see the specific notes behind the score.

How is “near the SIM5 bus” determined?

This filter limits the results to buildings positioned along, or close to, the SIM5 bus route in NYC. Check the building’s map and address details on each listing page for the exact walking/commute fit.

Are these buildings guaranteed to have perfect heat?

No. Heat performance can vary by unit and season. Even on “best-heat” pages, you should confirm current maintenance practices with the building and review recent tenant reports.

What should I ask the landlord or super before applying?

Ask how heating issues are handled, expected response times, whether they can provide recent maintenance history, and how they address complaints during colder weeks. Also confirm what’s included in your rent.

Do review dates matter for heating complaints?

Yes. If you see older issues alongside newer improvements (or vice versa), that can signal changing conditions. Look for resolution notes and the most recent Q&A entries on the building page.

What costs can change even if the heat filter looks good?

Before you sign, confirm the full monthly cost (rent plus any required fees) and any move-in requirements. Also confirm utilities arrangements, since “heat” can still involve separate heating-charge or budgeting details depending on the lease.

How should I use this page if I’m worried about maintenance or follow-through?

Start by filtering to 52+ matches, then prioritize buildings with consistent tenant Q&A patterns: fewer repeated issues, clear resolution timelines, and specific notes about communication. If reports conflict, contact the building and request clarification.
