What does “best-heat” mean on Openigloo?

On this page, best-heat is a data-backed filter that prioritizes buildings with stronger heat-related signals. Use it as a starting point, then verify the specifics directly with the building.

How does the BXM1 bus filter work for this page?

The bxm1-bus category limits results to Manhattan buildings in the BXM1 bus corridor. It’s meant to help you shortlist buildings close to that route before you compare heat signals and other details.

Do the heat signals replace asking the building?

No. Heat can vary by unit and by building operations. Use Openigloo signals to find likely matches, then confirm the exact process, maintenance response time, and how heat is handled during cold weather.

What should I ask during a tour or call about heat?

Ask how heat is scheduled, how temperature setpoints are managed, whether there are known seasonal issues, and what the documented procedure is if heat is insufficient in your specific unit.

Are these “highly rated for heat” buildings a guarantee that every unit runs warm?

No. Building-level signals indicate trends, but unit conditions (exposure, layout, radiator/boiler performance, and maintenance timing) can differ. Confirm heat behavior for the specific unit you’d consider renting.

Which costs should I verify beyond the asking rent?

Even if heat is described as included, confirm your total monthly cost: whether heat is billed separately or included in rent, how any utilities are handled, and any payment schedules.

What to check before choosing a building highly rated for heat near the BXM1 bus in Manhattan

Use the BXM1 bus filter to focus on a commute corridor, then keep the best-heat signal as your baseline for heat performance.
Before signing, ask the building how heat is controlled (radiators vs. boiler cycles), when temps are guaranteed, and what happens during unusually cold stretches.
Check lease language for heat provisions and any tenant responsibilities (thermostat settings, access for maintenance, window/unit upkeep).
Look for patterns in renter Q&A: delays during maintenance, consistency across units, and whether heat issues are resolved promptly.
Confirm practical costs beyond rent: utility responsibility, any submetering, and whether heating is included or billed separately.
