What does “best-heat” mean on Openigloo?

It’s a heat-focused building filter based on recorded signals tied to heating performance. Use it to narrow your options, then still ask the building how heat is managed for your specific unit during the year.

How does the “SIM31 bus” filter change what I see?

It scopes the building search to the Gramercy Park area near the SIM31 bus route/corridor. It’s meant to help you find buildings aligned with your transit routine, not to predict heat outcomes.

Are these buildings guaranteed to have good heat?

No. Filters can’t replace a unit-level check. Before you sign, ask the building about typical heat consistency, maintenance response times, and what residents should do if heat is insufficient.

What should I ask about heat during a showing?

Ask how heat is controlled in that building (and for that unit), whether there are known seasonal issues, how quickly maintenance is handled, and whether tenants ever report problems with radiator/thermostat performance.

Do ratings reflect heat only, or other factors too?

Building ratings on Openigloo reflect overall building performance based on rated buildings, while the filters help you narrow by a specific concern (heat). Treat the rating as context and the filter as a focus area.

Which neighborhoods are trending right now?

East Village with 11,857+ buildings; Hell's Kitchen with 6,943+ buildings; Yorkville with 9,328+ buildings; Lenox Hill with 8,357+ buildings; Kips Bay with 4,472+ buildings.

What to check before choosing a building highly rated for heat near the SIM31 bus in Gramercy Park

Use the best-heat filter as a starting point, then confirm the heating setup directly with the super/management before signing.
Confirm how heat is handled across seasons: whether controls are unit-based or building-controlled, and what to expect during maintenance or outages.
Verify practical lease terms that affect comfort and cost (rent includes/doesn’t include heat, if applicable), plus deposit and utility responsibilities.
On arrival, inspect radiators/thermostats, check for consistent warm air, and document conditions if anything seems off.
Use the SIM31 bus filter to narrow to a more specific corridor—then test commute times at the times you actually travel.
