What does “best-heat + near-transit” mean on this page?

It’s a combined filter for South Harlem buildings that score well on heating-related performance signals (best-heat) and also have strong proximity to transit (near-transit). Use it as a shortlist, then verify specifics with the building and in tenant Q&A.

How many buildings match these filters in South Harlem right now?

There are 42+ South Harlem buildings on this page that match best-heat and near-transit.

Are the ratings based on actual renter experience?

The page is grounded in Openigloo ratings from rated buildings. You should still read the tenant Q&A and ask the building directly, since maintenance practices and individual unit conditions can vary.

What should I ask the landlord or super about heat before moving in?

Ask about heating schedules, how thermostats are handled, typical response time for heat complaints, and what documentation or entry procedures apply during maintenance. Also ask whether there are known seasonal issues.

How do I use “near-transit” without assuming commute times?

Treat “near-transit” as a starting point. Confirm your real walking/transfer time for your routine hours, and check whether service patterns match your commute needs.

Can I rely on these filters to guarantee heat will be fine in my unit?

No. The filters are designed to surface signals and tenant-reported patterns, but they’re not a unit-by-unit guarantee. Always verify details with the building and review the specific Q&A for that property.

Which neighborhoods are trending, and how many buildings are included?

East Village with 11,857+ buildings; Hell's Kitchen with 6,943+ buildings; Yorkville with 9,328+ buildings; Lenox Hill with 8,357+ buildings; Kips Bay with 4,472+ buildings.

What to check before choosing a building highly rated for heat near transit in South Harlem

Confirm what “best-heat” means for each building: ask how heat is controlled, when it’s turned on/off, and how maintenance responds to outages.
Use the “near-transit” signal to sanity-check your route: check walking time at your typical hour, not just station distance.
Compare heating-focused history across rated buildings: look for patterns in tenant Q&A about cold spells, response times, and repairs.
Before signing, ask about the practical cost beyond rent—utilities may still be partially or fully your responsibility depending on the building/unit terms.
If a building has restrictions or unusual lease terms, review them alongside the heat and transit filters so you’re not optimizing for one factor only.
