What does “low-open-violations” mean on Openigloo?

It’s based on NYC open-records data for building violations. Openigloo uses this to surface buildings with lower open-violation rates, but you should still ask the building about current conditions and whether anything is pending or newly opened.

How does the “near the M98 bus” part work?

It limits the building results to those mapped close to the M98 bus corridor in Washington Heights, so you can prioritize commutes along that route. Always verify the walk time to your preferred stop.

Is the open-violation data up to date?

It can lag real-world conditions because it comes from open-records. Use it as a screening tool, then confirm during tours and ask for the latest documentation on active or recently closed items.

Do low-open-violations buildings come with any guarantees?

No. A low rate in open records is not a guarantee of building condition or future remediation. Policies and enforcement can change, so ask management what has been addressed and what’s still in progress.

What should I ask the super or leasing office before applying?

Ask about maintenance response times, any currently active violation items, how they track repairs, and whether there are upcoming projects that could affect access (elevators, common areas, noise, or scheduling).

What’s the difference between “rated buildings” and apartment availability?

“Rated buildings” reflects buildings with an Openigloo rating sample. Availability is separate—make sure each building page shows currently available apartments and confirm the unit-level details directly.

Which neighborhoods are trending in this scope?

East Village with 11,857+ buildings; Yorkville with 9,328+ buildings; Lenox Hill with 8,357+ buildings; Hell's Kitchen with 6,943+ buildings; Kips Bay with 4,472+ buildings.
