What does “best-heat + sim30-bus” mean on this page?

It’s a combined filter: the buildings are selected for strong heat performance signals on Openigloo, and they’re also located near the SIM30 bus route.

How many buildings match this filter right now?

There are 98+ buildings on this page as of 2026-07-07.

Does a high heat rating guarantee every apartment will feel warm?

No. Heat can vary by unit, exposure, and how the system is managed. Use building-level ratings as a guide, then confirm specifics with the leasing office for the exact unit you want.

What should I ask the super or leasing office before signing a lease?

Ask about heating schedules, thermostat control, how quickly heat issues are addressed, and whether there are common recurring problems in the building.

Are utilities and heating always included with the rent?

Not necessarily. Always verify what’s included (and what you pay for separately) in the lease and any addenda, since total monthly cost matters beyond just the heat rating.

Where does Openigloo’s heat information come from?

It’s based on Openigloo reviews and other building signals. For the most accurate picture, read multiple comments and follow up with tenant Q&A or questions to the building.

What to check before choosing a building highly rated for heat near the SIM30 bus in NYC

Use the heat feedback to understand consistency: look for patterns about temperature stability, responsiveness, and whether issues get fixed.
Confirm the unit’s heat setup (how heat is controlled, when it runs, and what’s included) because building-level performance can vary by apartment.
Check lease terms for utilities and responsibility: heating charges, thermostat controls, and any rules that affect when heat must be available.
Before touring, ask about maintenance response time for heat-related complaints and how the building handles repeat issues.
