What does the “best-heat + M7 bus” filter mean on this page?

It narrows NYC buildings to those marked as highly rated for heat and located near the M7 bus corridor, then ranks them using Openigloo’s building-level signals and resident-reported info.

How many buildings match these filters right now?

596+ buildings match the “best-heat” signal plus the M7 bus proximity filter as of 2026-07-07.

Does “best-heat” guarantee heat will be excellent in my exact apartment?

No. Heat experiences can vary by unit exposure, floor, and layout. Use the building notes and tenant Q&A, then ask the superintendent/management how heating works for your specific unit.

What should I ask before signing a lease if heat is my priority?

Ask what’s included (heat and hot water), how thermostats are controlled, how quickly maintenance responds to heating complaints, and whether there’s a standard heating schedule or override process.

Are there fees or costs I should expect besides the asking rent?

Yes. Even when buildings are well-rated for heat, your full monthly cost can still be affected by utility arrangements, deposits, and any other building requirements. Confirm what you’ll pay in your unit.

How reliable are the heat signals compared with what the building can tell me?

Openigloo helps you see patterns from renter feedback and available signals, but you should treat them as a starting point. Confirm current practices directly with the building because conditions and operations can change.

Can a building be highly rated for heat but still have issues sometimes?

Yes. Heat ratings reflect how conditions have gone for many renters, but temporary staffing, maintenance backlogs, or unusual building circumstances can still affect performance. Ask about the current maintenance process and recent response history.
